Your Spanish asesor fiscal reviews everything
An accredited asesor fiscal, the same person every year, checks your situation and applies the correct calculation. If anything is unclear they write back in English, Dutch or German. Nothing is filed until you have approved it.
Step 03
We file Modelo 210 and send the AEAT receipt
Your asesor fiscal signs the return and files it with the Agencia Tributaria. You receive the official AEAT receipt by email, with your asesor fiscal's name visible on it. Done for the year.

Who needs to file Modelo 210?
Anyone who is not a Spanish tax resident but owns property in Spain. Modelo 210 is separate from any rental-income tax and from any tax in your home country. Spain levies a small annual tax on non-residents simply for owning property here. If the property is jointly owned, each owner files their own Modelo 210 for their share.
When is the deadline?
For a property that is not rented out, the annual filing is due by 31 December of the year following the tax year. The 2025 tax year is filed by 31 December 2026. Since 2024 this is a single annual filing; it used to be quarterly. If you rent the property, additional filings are due quarterly. We track these and contact you in good time.
Do you handle all the deadlines automatically?
Yes. We track the annual deadline for the non-rental filing and the quarterly deadlines if you rent. You hear from us in good time, in your language. No diary-keeping required at your end.
What information will you need from me?
We need your NIE number, a copy of the escritura (purchase deed) and the latest IBI receipt. If the property is shared we need ownership percentages. If you rent it out we need income and dates for the year. The online form lists everything and you upload as you go.
What if I rent the property out?
Rental income is reported quarterly on Modelo 210, alongside the annual non-rental filing. The calculation is different (actual income and allowable expenses) and so are the deadlines. Your asesor fiscal will confirm which quarters need a filing and what receipts to keep. From February 2026 there is also a new short-term rental data declaration obligation; we handle it for clients who let the property out.
I bought partway through the year. What do I file?
You file for the portion of the year you owned the property. We need the escritura date to calculate this correctly. The notional income tax is pro-rated; you do not owe a full year's amount.
The property is in two or more names. How does that work?
Each owner files their own Modelo 210 for their ownership share. That is what the Spanish tax authority requires. The forms reference the same property but each calculation is personal. We can handle multiple owners on the same property; see the pricing card for the additional-owner amount.
I'm based in the UK. Can I deduct rental expenses?
Possibly. A July 2025 ruling (SAN 3630/2025) opened that path for non-EU owners, including UK owners post-Brexit. The case is under Supreme Court appeal. Until there is final clarity we take a conservative position on each filing and your asesor fiscal will walk you through the choice.
Can I file Modelo 210 myself?
Yes. The Agencia Tributaria publishes the form and offers a digital-certificate route for non-residents. Most owners we hear from either tried once and stopped (Spanish-only interface, certificate setup) or prefer to spend an hour answering a few questions in their own language.
What if I am not satisfied with the filing?
If you let us know within 14 days of receiving your filing receipt and the concern is reasonable, we refund the fee in full. The offer is there because it should be.
